Is a modular home the same as a prefab, kit, or transportable home?

These terms get used loosely and overlap. 'Prefab' is a broad word for anything made off site, a kit home is a set of parts assembled on site, and 'transportable' or 'relocatable' usually means a building meant to be moved again later. Is a modular home permanent, or can it be moved later?

A modX home is designed as a permanent house on permanent footings, built to the same standards as a site-built home. Modular construction can make a building easier to relocate, but whether yours can be moved depends on its design and footings. Tell us your plans early and we will design around them.

What foundations does a modular home need?

It depends on your block, the soil, and the design, the same as any home. We work the footings out for your site and coordinate them with the build, and site works can go ahead while the home is manufactured. Talk to us about your block and we will explain what is involved.

How are the sections delivered and installed on site?

The finished sections are transported to your block and set in place, then joined, connected, and completed. Because the home arrives largely built, on-site assembly is fast and far less disruptive than a traditional build. Access to the site matters, so it is worth checking the approach for delivery early.

Does a modular home look different from a traditional house once it is finished?

No. Once it is installed and completed, a modular home looks like any other house. The difference is in how and where it is built, not in how it looks or lives.

Will a bank lend on a modular home?

Many lenders treat a permanent modular home on its own title like any other house, but lending policies vary and some handle progress payments differently for an off-site build. Check with your lender or broker early so the finance fits the build, and we are happy to explain how our process works to them.

How big can a modular home be?

What a modular home actually is, how it is built, and why building in a factory produces a faster, more consistent home than building on site.

"Modular" gets used loosely, so it is worth being clear about what it means. A modular home is a permanent home, built to the same standards as any house, but constructed in sections in a factory and then delivered and installed on your site. It is not a temporary building, and it is not a flat-pack kit you assemble yourself.

How a modular home is built

The home is designed, then built indoors in a controlled factory: frame, roof, cladding, and internal fit-out. While that happens, site works and foundations can go ahead in parallel. The finished sections are then transported to your block and installed, and the home is connected and completed.

The key difference from traditional building is where the work happens. A site-built home is constructed in the open, one trade after another, exposed to the weather and to whatever turns up on the day. A modular home is built in the same place every time, to the same process, by the same team.

Why that matters

Faster. Because manufacture and site preparation run at the same time rather than one after the other, the overall build is usually quicker.
More consistent. A controlled factory means the same quality every time, not a result that depends on the conditions on site that week.
Less weather risk. Rain does not stall a build that is happening indoors.
Clearer cost. A known product built a known way is easier to price with confidence.

What to look for
