What does modX build?

modX designs and builds custom steel-frame modular buildings across three areas: residential homes, commercial buildings, and workforce accommodation. We handle design, manufacture, delivery, and install in-house.

Where is modX based, and where do you deliver?

We are a central Queensland manufacturer, building from our Rockhampton facility. Our service base is central Queensland, and we can transport further afield at the customer's cost. Talk to us about your location.

Why does modX use steel framing?

Steel is strong, straight, termite-proof, and fire-resistant. It does not warp, twist, or shrink with moisture, so the home stays true over time. It is the basis of every modX build and a real point of difference from timber-frame homes.

Are modular homes lower quality than traditional homes?

No. A modular home is built to the same standards as a site-built home, but in a controlled factory rather than out in the weather. Building indoors gives a more consistent finish and fewer weather delays. modX holds ISO certification.

Can I customise a design, or do you only offer set plans?

Both. We have a range of pre-built modular home designs, and we also design custom homes from the ground up, around your block and how you want to live.

How long does a modular build take?

Much of the build happens in our factory while site works go on in parallel, which usually makes it faster than traditional building. The timeframe depends on the design, your site, and approvals, so talk to us for a timeline on your project.

How is pricing structured?

Each design shows a 'from' price as a starting point. The final figure depends on your design choices, your site, and the inclusions you want. Request a quote and we will give you a clear price for your project.

Do you handle delivery and installation?

Yes. modX is vertically integrated, so we manage design, steel-frame manufacture, roofing, build, delivery, and install. You deal with one team from start to finish.

What about council approvals and site works?

Requirements vary by site and local council. We can guide you through what is needed and work in with your site preparation. Get in touch and we will talk through your block.

Are modX homes sustainable?

Recycled and recyclable steel is a core part of how we manufacture. We run waste management processes inside the factory, and our timber flooring includes a recycled component.

Are the homes energy efficient?

Yes. We build energy-efficient homes, designed with attention to how they perform in the Queensland climate.

Do you build for business and industry, not just homes?

Yes. Alongside residential homes, we build commercial buildings, sheds, and structures, as well as workforce accommodation for remote sites.
