From enquiry to handover, here is how a modX modular home comes together, and why it is faster than building the traditional way.

A traditional build runs one step after another on site, at the mercy of the weather. We design and manufacture your home in our factory while site works happen in parallel, so the same home is delivered faster, with a more consistent finish.

Step by step

    Enquiry & Discovery

    We get to know your block, your needs, and your budget, then help you choose a design from our range or start a custom brief. The aim is a clear picture of what you want to build before anything else moves.

  2. 02

    Design & Fixed Quote

    We finalise your design, layout, and inclusions, and prepare a clear, fixed-price quote. Because we design in-house and build a known product, we can lock in the price and the plan with confidence.

  3. 03

    Approvals & Site Preparation

    Where a development approval is needed, we help you through it. Site works and foundations can begin while your home is being manufactured, rather than waiting in line.

  4. 04

    Offsite Manufacture

    Your home is built in our central Queensland factory: steel frame, roofing, and fit-out, to the same specification every time. Building indoors means weather does not stall the job and the finish stays consistent.

  5. 05

    Delivery & Installation

    Your finished home is delivered and installed on your prepared site. Because the build is done in the factory, on-site assembly is fast, with far less disruption than a traditional build.

  6. 06

    Handover

    We complete final checks and hand over your finished home, ready to move into.
