Why Central Queensland Is Booming, and a Great Place to Call Home

Resources, renewable energy, big infrastructure, and a coast on the doorstep. Here is why central Queensland is one of the state's strongest growth stories, and why it is a great place to build a home.

Why Central Queensland Is Booming, and a Great Place to Call Home

Central Queensland has quietly become one of the most interesting parts of the state to live, work, and build. Anchored by Rockhampton and the Capricorn Coast, the region pairs a real economic engine with the space and lifestyle that are getting harder to find in the capitals. As a Rockhampton manufacturer, we have a front-row seat to it. Here is what is driving the growth, and why it is a great place to call home.

A resources and energy engine

Central Queensland has always pulled its weight. Rockhampton is the Beef Capital of Australia, with livestock and beef processing worth hundreds of millions to the regional economy each year. Inland, the Bowen Basin remains one of the country's major coal regions, and a growing interest in critical minerals is adding to the mix.

What is newer is energy. The region's existing power infrastructure and skilled workforce have made it a natural home for large-scale renewables, including wind, solar, and projects like the Stanwell Clean Energy Hub, which carries the potential for green hydrogen down the track. That breadth, traditional resources alongside new energy, is part of why the local economy has held up so well.

Real investment in the region

Growth on paper only matters if it shows up on the ground, and here it does. The Rockhampton Ring Road, a project worth more than a billion dollars, is reshaping how freight and traffic move around the city. Alongside it, councils across the region are investing in digital connectivity and regional centre upgrades, the kind of groundwork that supports the next decade rather than just the next year.

A growing population needs homes

People are following the work and the lifestyle. The central Queensland population has been climbing steadily and is forecast to keep growing for decades, with Rockhampton and the Capricorn Coast leading the way. New residential estates are breaking ground to keep up, and demand for housing across the region remains strong.

For families and first home buyers, the region still offers something the big cities struggle with: a home of your own without a capital-city price tag. Prices have climbed as demand has grown, but central Queensland remains far more attainable than the south-east corner.

Lifestyle on the doorstep

Then there is the part that does not show up in an economic report. The Capricorn Coast puts beaches, the reef, and towns like Yeppoon within easy reach, while Rockhampton gives you the services and amenity of a major regional centre. You get room to move, a slower pace, and the outdoors close at hand, without giving up the things a city is meant to provide.

A great place to build

All of this makes central Queensland a good place to put down roots, and we may be biased, but a good place to build. modX is a central Queensland manufacturer. We design, manufacture, and install steel-frame modular homes in-house from our Rockhampton factory, built for the conditions this part of the world throws at them: heat, weather, and the occasional reminder that you are in the tropics.

Because we build in the factory while site works run in parallel, a modX home comes together faster than traditional construction, which matters in a region where demand is running ahead of supply. Steel framing keeps it strong, straight, termite-proof, and fire-resistant, so it is built to last where it stands.

If central Queensland is where you want to be, and you are thinking about building, get in touch and we will help you plan it.
